HOA Dues, Fees, and Covenants

HOA Annual Dues

  • Billed on an annual basis in mid to late December with a due date of January 1
  • Accounts are considered 30 days PAST DUE on February 1 with an added late fee of $50. If still unpaid by March 1 an additional late fee of $100 is added.
  • Homeowners with unpaid Dues and/or late fees will have Parking Pass, Pool and Clubhouse priviledges withheld until the account is settled.

What is Covered?

  • Utilities: A significant portion of HOA dues covers Water for the Pool, Clubhouse, and Restrooms at the Pool and Gazebo. It also covers Electricity for the Pool, Clubhouse and Gazebo Restrooms, and the Pond aeration system as well as trash removal. Included in Kure Beach utilities for water is a storm watter assessment.
  • Maintenance of Common Areas: General facilities maintenance as well as weekly pool cleaning, clubhouse cleaning, annual pond inspection, mowing of common areas, painting, plumbing, and similar.
  • Insurance: The HOA is required by state law to carry liability insurance for catastrophic loss of HOA common structures, theft of HOA furniture and fixtures, and HOA Directors and Officers.
  • Reserve Funds: Funding for planned and budgeted renovations to common buildings, pool, landscaping, pond dredging, and fencing.
  • Staffing and Property Management: Currently Kure Dunes does not use a Community Management Company - One of the reasons our HOA Dues are so moderate.

Closing Fees

Real Estate Transaction: Whether a Realtor, buyer, seller or closing attorney, you need to know Kure Dunes transactions fees and annual dues structure. We’re happy that you are looking at our wonderful neighborhood, or sad that we are going to lose you. However, please be aware of the points below.

  • Transfer fee: closing attorneys need to know the amount to assess; typically assessed to the seller unless otherwise agreed by contract.
  • Account status: closing attorneys need to know whether the account is current or in arrears.
  • HOA Dues: closing attorneys need to know the current HOA Dues to both credit/debit the seller/buyer balance of the year.
  • Actual fees vary based on account balance so please contact the Board Treasurer at kdtreasurer410@gmail.com for EXACT closing fee amounts.
  • Keys and Parking Passes: During the closing process, house keys, pool/gazebo keys and parking passes should be collected by the closing attorney to give to the new owners. Upon receipt of the parking passes, the new owners can then turn them in to the appropriate Board member to get their own personalized parking passes (2 per lot)
